There are no lot line dimensions or directions shown. <br /> They should also be shown on Sheet SK-1. <br /> 2. The general grading with new contours shows that there will be <br /> significant changes in drainage patterns within the site. They <br /> would be presumably handled with the proposed drainage design. <br /> However there are several aspects to the grading proposal that <br /> may be difficult to control when the project is completed. <br /> a. Several contours are shown to run through proposed <br /> buildings. Where this takes place grading may not work <br /> without adjustment. See lots 2, 9 and 11. <br /> b. The two 4-car garages located on lot 10 may get flooded <br /> due to the grading pattern of the pavement in front of them. <br /> C. Contours on each side of the proposed road show that <br /> there will be a crown to the road and swales or shoulders <br /> on each side. What is the intent with the catch basins <br /> shown off the sides of the pavement? Will surface runoff <br /> be collected in the swales and then be directed to the <br /> basins? If so the design will not work unless connecting <br /> pipes are installed under each driveway. <br /> d. How will the swale grades be reconciled with the grades of <br /> the intersecting pavements? <br /> e. The parking area between the buildings on Lot 9 has <br /> uncontrolled sheet drainage at a grade of 10%. This runoff <br /> will be carried directly onto the surface of the intersecting <br /> • street and could become dangerous with icy conditions. <br /> f. Much of the surface runoff from the two largest parking <br /> areas on the commercial site will not be intercepted and <br /> controlled by swales. Grading suggests it will be carried <br /> out the entrance to Route 130. There should be catch <br /> basins at the entrance at Route 130 to collect runoff from <br /> entering the public way. <br /> g. Two of the bioretention areas on the commercial lot are <br /> immediately upgradient of the subsurface absorption areas <br /> of the wastewater treatment system. What impact on this <br /> system might there be due to infiltrated storm water? <br /> h. There is no dimensioning shown on the plan for how <br /> parking areas are to be constructed. Spot grades should <br /> be shown at critical portions of the pavement surfaces. <br /> i. Lines are shown on the plans for sanitary sewers and <br /> manholes that will lead to the wastewater treatment area. <br /> No invert elevations, manhole grades or pipe lengths are <br /> shown. It should be demonstrated that there will be no <br /> interference between sanitary sewer lines and storm water <br /> pipe lines. <br /> j. The size of the proposed water main should be shown on <br /> the plan. <br /> C. Sheet SK-3 <br /> 1. The profile plan shows no existing and proposed grades for the <br /> road centerline. <br /> • 2. The existing grade at Route 130 is not shown. <br />
