Mashpee Zoning <br /> Board of Appeals Minutes <br /> 1 May 26, 2004 <br /> TOWN OF MASHPEE <br /> Zoning Board of Appeals <br /> Minutes - Wednesday, May 26, 2004 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, May 26, <br /> 2004 at 7:00 P.M. at the Mashpee Town Hall. Board Members James Regan, Robert <br /> Nelson and Zella Elizenberry were present along with Associate Members Richard <br /> Guerrera and Marshall Brem and Frederick Borgeson. <br /> Board Member Zella Elizenberry and Associate Board Member Richard Guerrera arrived <br /> at 7:30 due to a conflict of interest in the hearing on Cape Southport LLC which was <br /> heard first. <br /> Vice Chairman Robert Nelson read the list of hearings that were continued at the last <br /> minute for various reasons. <br /> Continued Matters <br /> • Cape Southport LLC: Requests a Review and or Approval of the next phase of the <br /> Development Plan on property located in a R-5 zoning district at 3 Southport Road (Map <br /> 65 Parcel 35) Mashpee, MA. <br /> Zella Elizenberry and Richard Guerrera were not present during the hearing due to the <br /> fact that they are employed by Southport. <br /> Attorney Michael Dunning, Mr. Ron Bonvie and Mr. Les Trinan were present for this <br /> hearing. They are seeking conceptual approval of final site development plans for the <br /> next sub phases consisting of 18 units (3 duplexes and 4 quads) which are located on <br /> PGA Lane. This request is made pursuant to Paragraph 30 of the Special Permit <br /> Modification dated January 29, 1985 for purposes of procuring conceptual approval along <br /> with that of the Planning Board. The ZBA reviewed the plans with Attorney Dunning <br /> and Mr. Bonvie. The only change is that one building (unit 187) was turned at an angle <br /> in order to save some trees. Linda Fletcher of 28 Windwood Street comments to the. <br /> Board that the residents are extremely happy with the progress that is being made and <br /> fully supports the conceptual plans that the Board has before them. Marshall Brem made <br /> a site visit to Southport and feels that everything looks great. After some general <br /> discussion, the Board feels this request is reasonable and move to grant the conceptual <br /> approval for this phase. Marshall Brem moves to grant the conceptual approval of the <br /> plans as stated herein. Robert Nelson seconds the motion. All agree. So moved. The Site <br /> Plan referenced is dated May 10, 2004 and endorsed by the engineer on May 17, 2004. <br />
