Mashpee Zoning Paul and Helen Zammito 2 <br /> Board of Appeals SP-04-79 <br /> of two lots (that is still in the process of being completed with the Registry of Deeds). <br /> They would like to install a new septic system and build a 3-bedroom house. The <br /> Conservation Commission has approved the proposal. The Board would like to see the <br /> lot coverage put onto the set of plans. Mr. Bunker will have the added and drop them off <br /> to the ZBA. Marshall Brem moves to grant a special permit to demolish the exisiting <br /> dwelling and build a new dwelling. Robert Nelson seconds the motion. Mr. Regan votes <br /> in favor. Mr. Guerrera votes in favor. <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 4 Spoondrift Circle and contains 21,200 <br /> square feet. (lots 136 and 104B must be combined.) <br /> SPECIFIC FINDINGS <br /> Per § 174-24 of the Zoning By-laws,the Board determined that the proposed use or <br /> development; <br /> 1. is consistent with applicable state and town regulations, statutes, bylaws and <br /> plans. <br /> 2. will not adversely affect public health or safety. <br /> 3. will not cause excessive demand on community facilities. <br /> 4. will not significantly decrease surface or groundwater quality or air quality. <br /> 5. will not have a significant adverse impact on wildlife habitat, estuarine <br /> systems, traffic flow, traffic safety, waterways, fisheries,public lands or <br /> neighboring properties. <br /> 6. will not cause excessive levels of noise,vibrations, electrical disturbance, <br /> radioactivity or glare. <br /> 7. will not destroy or disrupt any species listed as rare, endangered or threatened <br /> by the Massachusetts Natural Heritage Program or any known historic or <br /> archaeologic site. <br /> 8. will be an improvement with installation of a new Title V septic system. <br /> 4 <br /> i <br />
