Mashpee Zoning <br /> Board of Appeals Minutes <br /> 1 November 10, 2004 <br /> TOWN OF MASHPEE <br /> Zoning Board of Appeals <br /> Minutes - Wednesday, November 10, 2004 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, November <br /> 10, 2004 at 7:00 P.M. at the Mashpee Town Hall. Board Members James Regan, Robert <br /> Nelson, Zella Elizenberry, Richard Guerrera and Marshall Brem were present along with <br /> Alternate Board Member Frederick Bergeson. <br /> Mr. Regan brought the meeting to order at 7:00 p.m. Mr. Nelson read the continuances <br /> for various reasons. <br /> Stephen Giatrelis: Mr. Giatrelis and Mr. Jay Miller of ABKJJT, Inc. of 68 Nicoletta's <br /> Way, have an informal discussion regarding property located at 588 Main Street <br /> containing over 48.1 acres for a possible Chapter 40B project in Mashpee. Mr. Giatrelis <br /> and Mr. Jay Miller are proposing residential developoment with 120 rental apartment <br /> units on 6 acres of land—five (5)three-story buildings, twenty-four (24) units per buiding <br /> consisting of six (6) one-bedroom units, fifteen (15) two-bedroom units and three (3) <br /> three-bedroom units perhaps phased over an undetermined period of time. There is <br /> further proposed ten (10 commercial/industrial lots approximately 1 acre in size for use <br /> as contractor bays and storage units for businesses. One commercial lot on Route 130 is <br /> being proposed for a 200 seat restaurant on 1.87 acres. The second commercial lot on <br /> Route 130 would be used for a(4) unit office/medical building of about 9,990 square <br /> feet. There would be 6.3 acres for passive and active recreation. The property zoning <br /> presently has (0), (I-1) and is in aground water protection district. The Board feels this <br /> is something they would be interested in pursuing. Zella Elizenberry who also is <br /> Chairman of the Affordable Housing Committee, agrees that rental property in Mashpee <br /> is hard to come by. Mr. Giatrelis and Mr. Miller just wanted the ZBA to be included in <br /> their initial thoughts as they have gone before several other Boards in town to allow them <br /> the same courtesy. They welcome any input the Board has tonight or may have in the <br /> near future. Mr. Regan tells them to keep them informed of their progress. <br /> Continued Matters <br /> Dry Harbor Enterprises: Requests a Variance from Section 174-31 (footnote 12) of the <br /> Zoning By-laws to vary the lot size requirements due to a utility easement substantially <br /> impacting the gross square footage in order to build a boat storage with accessory <br /> • <br />
