0 <br />• <br />0 <br />Mashpee Zoning <br />Board of Appeals <br />3 <br />Edmond Clermont <br />SP -03-02 <br />8. will properly dispose of stumps, construction debris, hazardous materials and <br />other waste. <br />9. will provide adequate off-street parking. <br />10. will not cause excessive erosion or cause increased runoff onto neighboring <br />properties or into any natural river, stream, pond or water body and will not <br />otherwise be detrimental to the town or the area. <br />11. will be an improvement with installation of a new Title V septic system. <br />12. the proposed structure will be farther away from the wetlands than the existing <br />structure. <br />13. while the proposed structure will increase the non -conforming nature of the <br />structure, the changes will not result in a structure or use which is more <br />detrimental to the neighborhood than the prior non -conforming structure and <br />its use. <br />In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br />applicant met the criteria necessary for the granting of a Special Permit. Upon motion <br />duly made and seconded, the Zoning Board of Appeals voted unanimously on January <br />22, 2003 to grant a Special Permit. The Special Permit is conditioned upon compliance <br />with the proposed site plan from Cape & Islands Engineering, dated November 12, 2002, <br />revised November 15, 2002 for septic systems modifications and notes and revised <br />January 22, 2003, for house and garage location, File No. 123MA. <br />
