<br />with the Town Clerk of Mashpee. Any appeals shall be
<br />made pursuant to Section 17 of the Massachusetts General
<br />Laws Chapter 40A within twenty days after the date of said
<br />filing.
<br />This Decision is effective when a Certified Copy is filed
<br />at the Registry of Deeds. A Certified. Copy may be
<br />obtained from the Town Clerk after the expiration of the
<br />20 -day Appeal period. Special Permits shall lapse after
<br />two years and Variances and Appeals after one year,
<br />unless substantial use or construction has commenced
<br />or applications for extensions have been filed prior to the
<br />expiration date.
