The applicant intends to maintain a full service station (including a motor <br />vehicle towing, repair and inspection services). In addition, the sale of propane gas fuel <br />will continue and the retail gas grill parts business will be replaced by a retail food mart, <br />which has become a typical companion use for gasoline service stations. The Applicant <br />intends to operate the retail gasoline and food mart business (including sale of propane) <br />but expects to sub -lease the motor vehicle service and inspection business to a Mashpee <br />resident, Steven Philbrook, who has been operating his business for approximately 9 <br />years in the Town of Barnstable in the name of Access Auto, Inc. In addition to the <br />modification of use, the applicant proposes to make some cosmetic changes to the <br />building and site in an effort to improve its overall aesthetics, which would not be more <br />detrimental to the neighborhood. Stockade fencing along the property line will be <br />changed to 8 feet in height per request of an abutter. Green screening slats will be <br />incorporated into the existing chain link fence and the propane tank will be moved to a <br />location behind the fence. The automotive repair parking and temporary placement of <br />vechicles, which is a very large concern of the Board as well as Russell Wheeler, <br />• Building Inspector and Zoning Enforcement Officer, will take place behind the fencing <br />and generally out of the public view. The temporary number of vehicles towed to the <br />business will be maximized at 45 vehicles for the dead storage, 14 vehicles for on-site <br />service and 15 vehicles for retail and employee parking. Mr. Kirrane submits a letter <br />containing towing and storage by laws and informs the Board that the maximum number <br />of days a vehicle can remain is 81 days (60 days then 21 days to get rid of it). Mr. <br />Wheeler and the Board feel that a vast improvement has been made with respect to clean <br />up and asthetics of the business. Applicant has proposed 1,000 square feet of retail floor <br />space with the addition of a walk in cooler and new handicap restroom. The other space <br />in the building will be dedicated to the automotive and service related uses. The Design <br />Review Committee has approved plans submitted herewith. <br />No comments were received from abutters. <br />0 <br />
