Any appeals shall be made pursuant to Section 17 of the Massachusetts General Laws Chapter 40A within twenty days after the date of said filing. This Decision is effective when a Certified Copy is filed at the Registry of Deeds. A Certified Copy may be obtained from the Town Clerk after the expiration of the 20 -day Appeal period. Special Permits shall lapse after two years and Variances and Appeals after one year, unless substantial use or construction has commenced or applications for extensions have been filed prior to the expiration date.
