Intoccia of Z Washington <br /> Street Foxboro, Massachusetts with OUrrCLAIM COVENANTS <br /> ' That certain parcel of land situated in Mashpee in the County of Barnstable and <br /> said Commonwealth of Massachusetts, bounded and described as follows: <br /> ' WESTERLY by Poponesset Island road, one hundred twenty five (125) <br /> feet <br /> ' NORTHERLY by Lot 49, about two hundred seventy-three (273) feet; <br /> ' SOLITFIE45IERLY by Poponesset Bay; and <br /> SOUTI-IERLY by Lot 51, about two hundred thirty (230) feet. <br /> 1 <br /> All of said boundaries, except the water lines, are determined by the Court to be <br /> t located as shown on subdivision plan 11408-12 (Sheet 1) dated November 1958, drawn <br /> by Whitney & Bassett, Engineers, and filed In the Land Registration Office at Boston, a <br /> copy of which is filed In Barnstable County Registry of Deeds in Land Registration Book <br /> ' • 1 B6, Page 73 with Certificate of Title No. 24453, and said land is shown thereon as j„qJ <br /> ' There is appurtenant to said lot a right of way northerly over Poponesset Island <br /> Road. <br /> ' Said land Is subject to and has the benefit of the rights, agreements and <br /> reservations set forth in D=ument No. 67,917. <br /> ' Said land is subject to the rights granted in an easement given to the New <br /> England.Telephone & Telegraph Company dated April 16, 1940 being Document No. <br /> 11,997. <br /> ' Said land is subject to the rights granted in two easements given to the Cape & <br /> Vineyard Electric Company et at: one dated July 14, 1952 being Document No. 33,743 <br /> ' and the other dated July 27, 1961 being Document No. 74,644. <br /> This conveyance is made subject to real estate taxes assessed to the subject <br /> ' premises which are not yet due and payable and any and all easements, restrictions and <br /> agreements of record insofar as any of the same are in force and applicable. <br /> ' Said Lot is also subject to those encumbrances set forth in Certificate of Title <br /> No. 82272 on file at the Barnstable County Land Court Registry District, so far as now in <br /> ' • force and applicable. <br />
