Procek V-03-115 12 Great River Road <br /> Map 120 Parcel 63 <br /> A Petition was filed on August 19, 2003 by Janet C. Procek of Nashua,New <br /> Hampshire for a Variance from Sections 174-31 and 174-33 of the Zoning By-laws <br /> for permission to vary the front setback and lot coverage requirements and the setback <br /> requirements to water and wetlands to allow for construction of a single-family home <br /> with a deck and garage on property located in an R-3 zoning district at 12 Great River <br /> Road(Map 120 Parcel 63) Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> • newspaper of general circulation in the Town of Mashpee, on August 22, 2003 and <br /> August 29, 2003, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> Wednesday, September 10, 2003, at which time the following members of the Zoning <br /> Board of Appeals were present and acting throughout: James E. Regan IJI, Robert G. <br /> Nelson and Marshall A. Brem. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> David Sanicki of Cape & Islands Engineering represents the petitioner at this <br /> hearing. They had originally received a Variance and Special Permit(02-91 and 02-92) <br /> with respect to this property last year. They want to demolish the existing house and <br /> rebuild it. The Variance has expired and they are looking to have it re-issued. Mr. <br /> • Wheeler informs the Board that everything remains the same on the plans with the <br />
