Mashpee Zoning Minutes—January 23, 2002 9 <br /> Board of Appeals <br /> the landscaping in front of the building for safety reasons for his employees. Mr. Halpern <br /> said that every customer must be off the property before his employees are allowed to <br /> leave after work and that it would be impossible to guarantee his employees' safety with <br /> planting additional shrubs that could provide a hiding place for a customer who has had <br /> too much to drink. Messrs. Halpern and Kirrane conferred privately outside the room to <br /> discuss the lighting. <br /> Mr. Cahalane attended the meeting and expressed approval of the proposal and that he <br /> would welcome any improvement to the front of the building. <br /> The Design Review and Technical Review Committees have approved the proposal <br /> Messrs. Halpern and Kirrane returned to the room and decided that the red lighting would ww.0 <br /> be removed from the subject property. <br /> No comments were received from abutters. <br /> Mr. Nelson moved to grant a Special Permit, subject to the following: <br /> • Cape & Islands plan, revised 10/29/01. <br /> • removal of the red lighting at level one going across the front of the building. <br /> 0 removal of the `Nibbles' sign and the `Craft' sign. <br /> Mr. Regan seconded. All agreed. <br /> CONTINUED HEARINGS <br /> Willowbend Development Corporation—Requests a Variance from Section 174-47.0 <br /> of the Zoning By-laws to vary the setback requirements to allow for expansion of an <br /> existing golf course located in an R-3 zoning district in Mashpee, Massachusetts. <br /> Request to continue to 2/27/02. <br /> The Petitioner called the ZBA office and requested a continuance of the above-referenced <br /> Petition. The Board voted unanimously to continue the Petition until February 27, 2002. <br /> The 151 Nominee Trust— p <br /> a Requests Special Permit under Sections 174-25.D.1 and <br /> q <br /> 174-25.E.1 of the Zoning By-laws for permission to construct a business office with <br /> retail sale of merchandise on property located in a C-2 zoning district at 400 Nathan Ellis <br /> Highway (Map 72 Parcel 116) Mashpee, MA. Continued from 12/12/01 at request of <br /> engineer. <br /> The 151 Nominee Trust—Requests a Variance from Sections 174-21 and 174-21.1.B.2 of <br /> the Zoning By-laws to allow for construction of a commercial building within a <br /> Stormwater Management area on a non-conforming lot on property located in a C-2 <br /> zoning district at 400 Nathan Ellis Highway (Map 72 Parcel 116) Mashpee, MA. <br /> Continued from 12/12/01 at request of engineer. <br /> Sitting: Edward M.
