Raleigh Corporation V-02-17 3 <br /> Board of Appeals <br /> 5. the proposal is an allowed use within the zoning district,therefore, relief may <br /> be granted without derogating from the intent or purpose of the By-laws. <br /> 6. that the lot has been maintained as a separate buildable lot on the Assessor's <br /> Records and is subject to betterments from the Water District. <br /> In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Variance. Upon motion duly <br /> made and seconded, the Zoning Board of Appeals voted unanimously on January 23, <br /> 2002 to grant a Variance of 53 parking spaces, which would allow the Petitioner to <br /> reduce the number of parking spaces from 95 to 42 parking spaces on the subject <br /> property. The Variance is subject to the following: <br /> • Down Cape Engineering, Inc. plan entitled `Site Development Plans, <br /> Flagship Self-Storage Facility, #490 Main Street(RT. 130) Mashpee, MA, <br /> Date Revised: 10/5/01, 11/5/01' and stamped `Design Review Approved' on <br /> 1/16/02. <br /> • David Michael Davenport, AIA, plan entitled `Flagship Self Storage Mashpee <br /> Facility, 490 Forestdale/Route 130, Mashpee, Massachusetts, Date: 29 Oct <br /> O1' and stamped `Design Review approved' on 1-16-02. <br /> • Horsley & Witten, Inc. plan entitled `Planting Plan For Aesthetic <br /> Enhancement and Structure Concealment, Prepared for Flagship Self-Storage, <br /> 490 Forestdale Road (Main St.) (Rt. 130), Mashpee, Massachusetts, Date: 21 <br /> May, 2001' and stamped `Design Review approved' on 1/16/02. <br /> • that the Petitioner shall post a landscape security of$20,000 cash. <br /> • that the Petitioner shall submit to the Zoning Board of Appeals a traffic <br /> report/activity on the subject property at 6 months, 9 months and 12 months <br /> after the building is completed. If the traffic activity exceeds the original <br /> estimated trip generation, the Petitioner will be required to ask for relief from <br /> the Cape Cod Commission to <br /> allow for installation of additional parking <br /> spaces. <br /> • that the main waterline shall be installed along the driveway and shall not <br /> disturb the buffer zone. <br /> • that the electrical utilities shall be installed from the utility point along the <br /> left-hand side of the driveway, which area must be re-vegetated. <br />
