r`
F
i
PROJECT DESCRIPTION
prepared for
CHARLES M. TALANIAN
#29 Ockway Bay Road, Mashpee
-------------------------------------------------------
Lot 9 is a private, residentially developed parcel of land containing approximately 4.49
acres in area. A licensed timber pier, ramp and float was constructed in 1990. The construction
of the pier, ramp, and float was authorized under an Order of Conditions DEP File#43-716 and
Chapter 91 Waterways License#2026. Certificates of Compliance for the Order and License were
issued and recorded.
The proposed project includes the modification of the existing ramp and float. No changes
in the configuration of the existing pier are proposed. The existing ramp and float consist of a 3'
wide x 12' long timber ramp and an 8' wide x 10' long float. the existing licensed float is held in
position with 2 - 12" diameter pilings. The proposed change includes replacing the existing 3' x
12'ramp with a 4'x 12' ramp, replacing the existing 8'x 10' float with a 6'x 22' float with a 3'x 6'
ell to support the ramp. the total area of the proposed float is 150 square feet, which meets the
Mashpee Wetland Regulation standard for float size. The existing timber pilings will be pulled
from their present location and re-driven in the proposed location to support the proposed float.
The proposed float reconfiguration extends the float perpendicularly to the existing
alignment of the pier and does extend the length of the pier. The pier length remains at 65 feet i; l'l
from the landward edge of the salt marsh. Since the pier does not exceed the 70-foot maximum j
length from the landward edge of the salt marsh no variance should be required from the Mashpee
Zoning Board of Appeals. A Special Permit, however will be required for the new configuration.
The existing licensed pier, ramp, float and piles appear to have had no significant adverse
impacts to the resource areas. The proposed float is located in an area with equal or greater water
depths than the existing authorized structure. The floats do not rest on the bottom at any tide and
its length does not impede navigation. The shellfish warden will be supplied with a copy of this
application and plans for his review. The existing licensed pier with the proposed reconfigured
ramp, floats and pilings provide private non-commercial access to the navigable waters of Ockway ! III
Bay. Their continued use and maintenance will have no adverse effect on the wetland resource
areas and the interests of the Wetlands Protection Act and the Mashpee Wetlands Bylaw will be ill I'
protected.
I ,
it
l II
