Landers-Cauley represented the Petition for a Special Permit and stated that <br /> the subject property is on the westerly side of Captains Row and bounded further west by <br /> Popponesset Bay. The property consists of 18,930 square feet and is impacted by salt 1, <br /> marsh. Plans call for demolition of the existing antiquated dwelling, which was built in <br /> the early 1960's, and construction of a new single-family home to accommodate large I' <br /> family gatherings. <br /> Mr. Landers-Cauley stated that the request for Variance relief of three feet from the <br /> front setback requirements would allow for a proposed 4-foot wide portico entrance, ! Ill Vii; ;'Ili <br /> which would encroach on the front setback requirements. Mr. Landers-Cauley said <br /> that the proposal is consistent with the other homes and with the general character of ��! <br /> the neighborhood. <br /> l <br /> illy " <br /> i,' <br /> IIT � i, <br /> The Conservation Commission has approved the proposal, subject to maintenance of a <br /> 25-foot buffer to the top of the coastal bank.
