Board Members present were Associate ! <br /> Members Richard T. Guerrera, Zella E. Elizenberry, Frederick R. Borgeson and Marshall ! ! <br /> A. Brem. Building Commissioner Russell W. Wheeler and Local Building Inspector! <br /> Richard E. Hawryluck also attended the meeting. Chairman Edward M. Govoni, Vice <br /> Chairman James E. Regan III and Clerk Robert G.Nelson were not present !, <br /> CONTINUED HEARINGS <br /> Lambrini Menounos & Effie Mellos—Request a Special Permit under Section 174-20 of <br /> the Zoning By-laws to demolish an existing structure to allow for construction of a new <br /> single-family home on property located in an R-3 zoning district at 140 Captains Row <br /> (Map 96 Parcel 23) Mashpee, MA. Continued from February 27, 2002 at request of l <br /> engineer due to scheduled conflict. <br /> Ill <br /> Lambrini Menounos & Effie Mellos—Request a Variance from Section 174-31 of the I, <br /> Zoning By-laws to vary the front setback requirements to allow for construction of a new <br /> single-family home on property located in an R-3 zoning district at 140 Captains Row U <br /> (Map 96 Parcel 23) Mashpee, MA. Continued from February 27, 2002 at request of j <br /> engineer due to scheduled conflict. <br /> Sitting: Frederick R. Borgeson, Richard T. Guerrera and Marshall A. Brem. <br /> Mr. Jack E. Landers-Cauley represented the Petition for a Special Permit and stated that <br /> the subject property is on the westerly side of Captains Row and bounded further west by <br /> Popponesset Bay. The property consists of 18,930 square feet and is impacted by salt 1, <br /> marsh. Plans call for demolition of the existing antiquated dwelling, which was built in <br /> the early 1960's, and construction of a new single-family home to accommodate large I' <br /> family gatherings. <br /> Mr. Landers-Cauley stated that the request for Variance relief of three feet from the <br /> front setback requirements would allow for a proposed 4-foot wide portico entrance, ! Ill Vii; ;'Ili <br /> which would encroach on the front setback requirements. Mr. Landers-Cauley said <br /> that the proposal is consistent with the other homes and with the general character of ��! <br /> the neighborhood. <br /> l <br /> illy " <br /> i,' <br /> IIT � i, <br /> The Conservation Commission has approved the proposal, subject to maintenance of a <br /> 25-foot buffer to the top of the coastal bank.
