Stone—Requests a Variance from Section 174-33 of the Zoning By-laws to vary the setback requirements to water and wetlands to allow for construction of a single-family home on property located in an R-3 zoning district at 156 Waterway ! Grotzke of the Phoenix Group represented the Petitioner and stated that plans call for demolition of the existing dwelling and construction of a new single-family I Ili I home on the subject property. Mr. Grotzke said that the subject property was created in I l 1961. The proposal does not exceed the lot coverage requirements. �I ISI! The Conservation Commission has approved the project. The Board of Health has approved the proposed installation of a new denitrification septic system. ,I I' I No comments were received from abutters. Mr. Borgeson moved to grant a Special Permit, subject to the following: • findings 1 — 12, strike #7. • installation of a denitrification system. Mr. Nelson seconded. All agreed.
