Stone SP-02-69 2 <br /> Board of Appeals <br /> SPECIAL PERMIT CRITERIA ( j <br /> § 174-25.A.8 of the Zoning By-laws states: <br /> "Conversion of an existing dwelling to accommodate not more than two (2) families, j <br /> provided that there is not external evidence of occupancy by more than one (1) family, <br /> and further provided that each dwelling unit resulting from such conversion shall have <br /> not less than seven hundred fifty (750) square feet of habitable floor space". <br /> GENERAL FINDINGS ' <br /> G <br /> 1. that the subject property is located at 3 Harbor Ridge Drive and consists of <br /> 56,656 square feet of land. <br /> �I I <br /> SPECIFIC FINDINGS <br /> The Board determined to allow: <br /> I <br /> 1. conversion of an existing dwelling to accommodate not more than two (2) <br /> families, provided that there is not external evidence of occupancy by more than <br /> one (1) family, <br /> 2. and further provided that each dwelling unit resulting from such conversion shall <br /> i. <br /> have not less than seven hundred fifty (750) square feet of habitable floor space. <br /> I <br /> In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Special Permit. Upon motion j <br /> duly made and seconded, the Zoning Board of Appeals voted unanimously on June 26, <br /> 2002 to grant a Special Permit for permission to construct an in-law apartment on the <br /> property located at 3 Harbor Ridge Drive. The Special Permit is subject to compliance <br /> with the following: <br /> 1. that the proposed in-law apartment shall be constructed over the 3-car garage <br /> .i <br /> on the property located at 3 Harbor Ridge Drive. <br /> I <br /> 2. Terry Luff, Architect,plan entitled `Hse. Design for Harbor Ridge Realty j <br /> Trust, @ No. 3 Harbor Ridge Drive, Mashpee, Mass., Date: 20 Nov 00'. <br /> 3. Cape & Islands Engineering plan entitled `Plot Plan of Land Located in r j <br /> I <br /> Mashpee, Mass., Prepared for Harbor Ridge Realty Trust, Date: Aug. 5, I <br /> 2001'. <br /> 4. submitted plan dated 6/26/02 and signed by Jason E.
