Abutters Paul Morgenstern and Gabrielle Clemens were also present. <br /> Mr. Victor Corda, builder and prospective buyer of the property located at 184 ` <br /> Waterway, attended the meeting. He submitted the proposed building plans and stated <br /> that thero posed size of the home h <br /> p P as been scaled down b reducing <br /> the <br /> y g length of the <br /> house and replacing the two-car garage with a one-car garage. Approximate size of the <br /> home would be 2,500 square feet of living space. Proposed lot coverage would be under <br /> the allowed 20%. <br /> Ms. Clemens said that she was `amenable' to the proposed home and felt that 2,500 <br /> square feet of living space is `reasonable and generous, given the size of other homes <br /> going up' in the neighborhood. Mr. Morgenstern said that he thought that the average ( j <br /> size of a home in the neighborhood translates into something smaller, at about 1,700 <br /> square feet in size. He requested that the Board condition that the proposed house shall <br /> be restricted not to exceed a certain square footage in size and in living space and that the I; <br /> third floor shall not appear to be a third floor and the construction shall not exceed 35 feet <br /> in height. Mr. Morgenstern suggested that the Board could use the words `no greater <br /> I <br /> than' in the decision. <br /> Mr. Regan asked if the abutters would appeal pp grant nt of a Variance on the subject property. <br /> The Building Commissioner requested that the Board word the decision to include the <br /> words `the Board decided to overturn the Building Commissioner's decision that the ! �' <br /> iIII �� I, <br /> subject property is not a buildable lot'. <br /> After much discussion, the Board voted to continue the Petitions until August 28, 2002. <br /> This will allow the Petitioner an opportunity to submit a revised, certified engineered <br /> plan of the proposed construction on the property located at 184 Waterway. The plan <br /> must show the following details: <br /> (' <br /> • the 2-foot Variance relief granted earlier by the ZBA. <br /> • the proposal shall not exceed 2,500 square feet of living space on the first and �! <br /> second floors. <br /> • Board of Health approval of the proposed construction. j' r <br /> • percentage of lot coverage. <br /> The Board and Mrs. McIntyre signed extension/continuance requests that were filed with ! i <br /> the Town Clerk. <br /> i <br /> INFORMAL HEARINGS <br /> Stuart Bornstein—Discussion regarding proposed storage buildings in rear property of (I <br /> 106 Falmouth Road. <br /> I <br /> Mr. Bornstein was accompanied by Mr. Dan Ojala, an engineer from down cape 'I <br /> engineering. Mr. Bornstein said that the proposal would mainly consist of climate- <br /> controlled storage for office documents and records. Mr. Ojala said that the proposal has <br /> been reviewed by the Technical Review Committee and the Cape Cod Commission.
