Mashpee Zoning <br /> Board of Appeals Rockland Trust SP-02-105 <br /> access Route 28. The lot size is conforming, drainage is being maintained, all setbacks <br /> from Route 28 have been met and the area is in a C-2 zoning which permits a drive- <br /> through use. The building has been approved by the Design Review Committee. The <br /> Board requests a copy of the plans stamped by the Design Review Committee and <br /> requires a$60,000 landscape security bond be submitted. <br /> Mr. Regan moves to grant a Special Permit to allow for construction of a <br /> commercial building with a drive-through window on property located at 5 Shellback <br /> Way in Mashpee. <br /> No comments were received from abutters. <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 5 Shellback Way and consists of 53,677 <br /> square feet. <br /> SPECIFIC FINDINGS <br /> 1. the proposed use and development are consistent with applicable law, rules and <br /> regulations. <br /> 2. there will be no adverse effect on public health or safety. <br /> 3. there will not be an excessive demand upon community facilities created as a result of <br /> the proposal. <br /> 4. there will not be a significant adverse impact on the environmental factors listed in <br /> Section 174-24.C.2. <br /> OTHER FINDINGS <br /> 1.
