El <br /> TOWN OF MASHPEE <br /> i <br /> Zoning Board of Appeals <br /> I1 <br /> Minutes - Wednesday, December 11, 2002 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, December <br /> 11, 2002, at 7:00 P.M. at the Mashpee Town Hall. Board Members Edward Govoni, <br /> James Regan and Robert G. Nelson were in attendance along with Associate Members <br /> Marshall A. Brem, Zella Elizenberry, Richard Guerrera and Frederick Borgeson. <br /> Mashpee Building Inspector Russell Wheeler also attended the meeting. <br /> Chairman Edward Govoni brought the meeting to order at 7:00 p.m. <br /> Meetinghouse Partners Development, LLC: Request a Comprehensive Permit under <br /> M.G.L. Chapter 40B and is seeking relief from Sections 174-21, 174-27, 174-28 and <br /> Article XII—Mashpee River District of the Zoning By-laws to develop twelve house lots, <br /> j . <br /> 3 of which will be developed as affordable housing and sold to first time home buyers, on <br /> property located in an R-5 zoning district at 30 Meetinghouse Road(Map 36 Parcel 30) <br /> Mashpee, MA. <br /> Sitting: Edward Govoni, Robert Nelson and James Regan. <br /> Attorney Paul Glynn represents the Petitioner in seeking a Comprehensive Permit under <br /> M.G.L. Chapter 40B. Mr. Glynn along with Town Counsel has requested this hearing be <br /> continued until December 18,2002 so that Town Counsel can be present. The ZBA has <br /> agreed to this. Mr. Glynn begins a presentation but the Board feels it has no questions at <br /> this time and would like to wait for Town Counsel to be present. Jessie Fermino, an <br /> abutter, raises strong concerns regarding the Mashpee River and its high loading of <br /> nitrogen to the River which would be generated by housing at a density six times higher <br /> than that which is allowed by the current zoning. Mr. Brem asks Mr. Glynn what the <br /> impact will be on the local schools. Mr. Glynn mentions that most of the people coming I <br /> into these homes already live in Mashpee. Mr. Govoni asks that all questions be held j 1 <br /> until Wednesday, December 18, 2002 at 7:00 p.m. Motion made to continue this hearing <br /> r: <br /> until Town Counsel is available on December 18, 2002. Mr. Regan seconds the motion. <br /> I <br /> So moved. <br /> Elliot Rosenbergy: Requests a Variance from Section 174-31 of the Zoning By-laws to <br /> vary the setbacks in order to build an 18'x20' carport over an existing driveway on <br /> property located in an R-3 zoning district at 17 Pontiac Road (Map 125 Parcel 61) <br /> Mashpee, MA. <br /> i ! <br /> Sitting: Edward Govoni, James Regan and Robert Nelson.
