Gaudet, Trustee c/o Paul Griffin: Requests a Variance from Section 174-31 <br /> and 174-3 3of the Zoning By-laws in order to build a 28' x 8' porch to an existing <br /> dwelling on property located in an R-3 zoning district at 144 Ninigret Avenue (Map 65 <br /> Parcel 78) Mashpee, MA. <br /> Sitting: Edward Govoni, James Regan and Robert Nelson. <br /> David Sanicki of Cape & Islands Engineering represents the petitioner. They are seeking <br /> to build a covered porch at 144 Ninigret Avenue. They are seeking a 5 foot Variance <br /> from the wetlands and .9% lot coverage. The Board also would like to clean up a <br /> Variance on an unimproved private/paper road. They also grant a 34.5 foot Variance on <br /> Sakonet Drive. Criteria includes#1, 2, 3 — 1, 2, 3 and 4; 1, 2, and 3. <br /> Habitat for Humanity of Cape Cod—Donald Dickinson: Request a Special Permit <br /> under M.G.L. Chapter 40B seeking relief from Section 174-31 of the Zoning By-laws in <br /> order to build a single family house on property located in an R-5 zoning district at 35 <br /> Sandy Fox Drive (Map 28 Parcel 77) Mashpee, MA. <br /> AND <br /> Habitat for Humanity of Cape Cod—Donald Dickinson: Request a Special Permit <br /> I <br /> under M.G.L. Chapter 40B seeking relief from Section 174-31 of the Zoning By-laws in <br /> order to build a single family house on property located in an R-5 zoning district at 29 <br /> Sandy Fox Drive (Map 28 Parcel 78) Mashpee, MA. <br /> Sitting: Robert Nelson, Edward Govoni and James Regan <br /> Donald Dickinson represents the petitioner Habitat for Humanity. He is requesting a <br /> Comprehensive Permit under Chapter 40B for both properties. He asks that whatever <br /> decision is made that it represents both 29 Sandy Fox Drive and 35 Sandy Fox Drive. <br /> Mr. Dickinson said the project calls for construction of 2 affordable 3 bedroom two - <br /> I <br /> story houses. They propose 3 bedrooms at this time, however the septic system is being <br /> designed for 4 bedrooms to be done in the future if the applicant needs it for their family <br /> size. Habitat for Humanity endeavors to construct in modestly priced neighborhoods <br /> where the affordable homes would fit in with the neighborhood and would not reduce the <br /> value of the existing homes. Mr. Dickinson says the homes would be purchased by <br /> persons whose income does not exceed 60% of the median income in Barnstable County. <br /> The proposed home would be constructed with private contributions and volunteers such <br /> as him. They are required to put in 500 hours of sweat equity in helping to build the <br /> home. Since the neighborhood mostly has painted clapboard—Habitat will comply and <br /> p p � <br /> do the same with these homes for continuity. There is also a 10x8 shed provided for <br /> necessities. A comprehensive permit is needed due to the 80,000 square foot lot <br /> requirement. Most of the neighborhood lots have about 15,000—17,000 s feet. Mr. <br /> Govoni asks if this is an open space community. If it is, then it is not a = district. Mr. <br /> Wheeler checks this fact.
