Furtado—Requests a Variance from Section 174-31 of the Zoning By-laws to 1 �� <br /> vary the front setback requirements to allow for construction of a single-family dwelling <br /> on property located in an R-3 zoning district at 7 Seneca Avenue (Map 65 Block 120E) <br /> Mashpee, MA. <br /> Sitting: Edward M. Govoni, James E. Regan III and Robert G. Nelson. <br /> 1 � <br /> Mr. Anthony Furtado represented the applicant,his father, who also attended the meeting. ►i+, � <br /> He stated that there is a pre-existing foundation on the subject property. Mr. Furtado <br /> purchased the property at 7 Seneca Avenue in November 1999. <br /> When the subject lot was surveyed,the engineer discovered that the foundation was <br /> encroaching on the front setback requirements by five feet. Mr. Govoni stated that the lot 1., <br /> predates Zoning By-laws and that the setback is actually zero. <br /> Mr. Michael Robbins, an abutter, questioned if the applicant plans to use the modular <br /> home that has been sitting on the property. Mr. Furtado said that the modular home <br /> would be used. Mr. Robbins objected because that"modular home has been sitting there <br /> for about three years". Mr. Govoni informed Mr. Robbins that the Board has not M, <br /> jurisdiction over the use of modular homes and suggested that Mr. Robbins contact the <br /> Building Department with any questions. Mr. Govoni assured everyone that the Building <br /> Department would make sure that the proposal would be required to meet Town codes. <br /> Mrs. Cynthia Doughty stated that she did not receive notice from the Board. It was <br /> discovered that she has a mailbox address and the Board suggested that she should <br /> provide the Assessing Department and the Tax Department with her proper address. ,+ <br /> That would also ensure that she receives the Public Hearing Notices from the ZBA t <br /> in the future. Her only comment was that"things will go smoothly".
