Webster of Westwood,
Massachusetts for a Variance from Section 174-33 of the Zoning By-laws to vary the
setback requirements from water and wetlands to allow for the construction of an
addition to an existing home on property located in an R-3 zoning district at 409
Monomoscoy Road(Map 124 Block 62)Mashpee, MA.
Notice was duly given to abutters in accordance with Massachusetts General
Laws Chapter 40A. Notice was given b publication y p cation in The Mashpee Enterprise, a
newspaper of general circulation in the Town of Mashpee, on January 7 and January 14,
2000, a copy of which is attached hereto and made a part hereof
A Public Hearing was held on the Petition at the Mashpee Town Hall on
Wednesday, January 26, 2000, at which time the following members of the Zoning
Board of Appeals were present and acting throughout: Edward M. Govoni, Robert G. I
Nelson and James E. Regan III.
i
The Mashpee Zoning Board of Appeals issues this Decision pursuant to the
I
provisions of Massachusetts General Law, Chapter 40A, Section 10 and the Town of
Mashpee Zoning By-laws.
Mr. Walter Yarosh, architect for the project, represented the applicant who also
attended the meeting. The proposed addition of an 8-foot screened-in porch on the left
side of the existing one-bedroom house requires a Variance from the setback
requirements from the water and wetlands. Mr. Yarosh stated that the existing dwelling
would not support the addition of three bedrooms on a second floor. The addition of a
two-car garage will accommodate three bedrooms and a bath above it. Access to the
three bedrooms and bath will be gained by going across the porch and up a set of stairs.
Mr. Yarosh and Mr. Hauck confirmed that the proposal is considered one
residence because there is only one kitchen.
The Conservation Commission has approved the project.
I ,
No comments were received from abutters.
St
