Ms. Katsoulis also <br /> requested a continuance of the hearing so that the Deer Crossing residents would be able <br /> to hold a meeting on the proposal. <br /> Ms. Katsoulis said she did not understand the criteria needed for the granting of a <br /> Variance and a Special Permit. The Board members stated that the applicant is 4. " <br /> requesting a Special Permit. <br /> r <br /> Ms. Katsoulis said that she opposes the proposal because it ends up being"spot zoning", N <br /> that it would detract from the value of her property and that a car lot is not an appropriate ' <br /> use for the area. She expressed concern that the entire length of Route 28 would become A ` <br /> a used-car lot. Ms. Katsoulis made reference to a"large open pit on the other side of <br /> Shellback Way that is illegal" and that"Deer Crossing property owners have suffered <br /> enough" <br /> Messrs.Nelson and Regan informed Ms. Katsoulis that the proposal is not"spot zoning", <br /> but is an allowed use within a C-1 zoning district. <br /> 1 I� <br /> Angie Bernhardt, an abutter, said that she respects any entrepreneur in developing a <br /> business or project. She claimed that the applicant has housed several cars in the back of <br /> his current location and questioned his honesty and integrity. Ms. Bernhardt also <br /> requested a continuance of the hearing so that more Deer Crossing property owners could <br /> voice their opinion to the Board. . „ <br /> � S I <br /> Mr. Moore thanked the abutters for attending the meeting. He said that"I have a realA� •,`"r„� <br /> problem with someone challenging my honesty and integrity". Mr. Moore said that he a <br /> has sold over 600 cars in the last four years. He said that he has never had cars in the <br /> R 4 <br /> back of the current location lined up to be sold. <br /> .t p� <br /> Mr. Brem asked if each one of the 600 cars that had been sold had been parked at his <br /> current location. Mr. Moore informed the Board that prospective customer come by and <br /> ask for a specific car, not necessarily the one on display. Mr. Borgeson also questioned <br /> Mr. Moore if he has ever had 6 or 7 cars for sale on display in the rear of his current <br /> location. Again, Mr. Moore replied"absolutely not". Mr. Moore said that most of the <br /> cars go to auction and only a few are fit for retail sale. Mr. Moore said that he also ^„ f; <br /> displays cars for sale in other areas. <br /> li,. <br /> Mr. Borgeson questioned where the detailing on the cars was performed. Mr. Moore <br /> stated that it is currently done at TLC, Tom Flurkey and Sunoco in Falmouth. All <br /> maintenance repairs are performed at either Mr. Muffler or by another mechanic in , f <br /> Falmouth. Maintenance of cars does not have to be done on site at the proposed new +' i4 <br /> location. <br /> J •ui� <br /> Mr. Brem questioned the abutters as to the reason for a request to continue the hearing. <br /> Ms. Katsoulis said that others may be opposed to the project and that others may have �,r <br /> issues of which she is not aware. <br /> •w . <br />
