Doyle and Associates represented the applicant and <br /> stated that a structure on the lot burned down approximately 10 years ago. The proposal <br /> calls for a 38 x 24 foot-Cape-style dwelling that would amount to less than 10% of the <br /> total lot coverage. The Conservation Commission and the Board of Health have � ot!� <br /> approved the project. Due to the difficult topography of the lot, front setback Variance <br /> relief is being requested in order to comply with Conservation requirements. <br /> No comments were received from abutters. <br /> Mr. Guerrera moved to grant a Special Permit for demolition of a structure, subject to •{ <br /> criteria 1, 2, 3, 4 and findings 1, 2, 3, 4. Ms. Elizenberry seconded. All agreed. <br /> Mr. Guerrera moved to grant a front setback of 7 feet, subject to similar findings fortl11" <br /> Special Permit, striking the request for a Variance from the water and wetlands, as it is <br /> not necessary.
