V. &Donna M. Roche V-00-136 6 Great River Road <br /> Map 120 Block 62 <br /> A Petition was filed on May 18, 2000 by Robert J. V. &Donna M. Roche of <br /> North Attleboro, Massachusetts for a Variance from Sections 174-31 and 174-33 of the <br /> Zoning By-laws for permission to vary the lot coverage requirements and the setback <br /> requirements from water and wetlands to allow for construction of a three-bedroom <br /> dwelling on property located in an R-3 zoning district at 6 Great River Road(Map 120 <br /> Block 62) Mashpee, MA. T <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on June 23 and June 30, 2000, ir <br /> a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on it <br /> Wednesday, July 12, 2000, at which time the following members of the Zoning Board of <br /> Appeals were present and acting throughout: James E. Regan III,Robert G.Nelson and I, <br /> Marshall A. Brem. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the I <br /> provisions of Massachusetts General Laws, Chapter 40A, Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Mr. John SlavinskY of Cape &Islands Engineering represented the Petitioner <br /> and <br /> submitted photos of the existing cottage. The plans call for demolition of the existing <br /> dwelling and construction of a new three-bedroom home farther away from the water and <br /> wetlands. A new denitrification system would replace the existing cesspool. Proposed <br /> lot coverage would amount to 24.3% of the small 5,075 square-foot lot. Mr. Roche also <br /> attended the meeting. j <br /> The Conservation Commission has approved the project. III <br /> Mr. and Mrs. Sylvester, direct abutters, objected to installation of the proposed <br /> 8-foot high fence and stated that it would be out of character with the neighborhood.
