Mashpee Zoning Vernon M. &Renee Pocknett SP-00-177 2 K <br /> Board of Appeals = <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 9 Meetinghouse Road and consists of <br /> 24,400 square feet. <br /> Special Permit Criteria <br /> I <br /> Section 174-17 of the Mashpee Zoning By-laws and Massachusetts General <br /> Laws Chapter 40A, Chapter 6 require a finding that the extension, alteration or change <br /> shall not be substantially more detrimental to the neighborhood than the existing <br /> L ' <br /> non-conforming use. <br /> SPECIFIC FINDINGS <br /> 1. that the proposed replacement conforms to the setback requirements. <br /> 2. that the changes between the proposed construction and the prior one will <br /> result in an increase in lot coverage but it is under the allowed 20%. <br /> 3. that there is adequate land area to provide sufficient parking. <br /> 4. that the changes will not result in a structure or use which is more detrimental <br /> to the neighborhood than the prior non-conforming structure and its use. <br /> 5. that the immediate neighborhood consists of single-family homes of similar <br /> size. Many have been improved with additions or reconstruction. <br /> II <br /> 6. due to the unusual shape of the lot,there is no other location for the <br /> construction. j+ <br /> 7. that installation of a new septic system would be an improvement to the j I <br /> i <br /> property and to the neighborhood. II <br /> 8. that the Board has granted a Variance from the lot size requirements. <br /> In view of the foregoing,the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Special Permit. Upon motion <br /> duly made and seconded, the Zoning Board of Appeals voted unanimously on October 4, <br /> 2000 to grant a Special Permit. The Special Permit is conditioned upon compliance with <br /> Cape & Islands Engineering plan entitled"Single Family Residence &Proposed Sewage <br /> Disposal System Prepared for Rene Pocknett, Hse. 9 Meetinghouse Rd., Mashpee, Mass., <br /> Date: Sept. 7, 2000, Plan No. 5090700". <br /> i � <br />
