Pearson of <br /> iance from Section 174-31 of the Zoning By-laws for <br /> Mashpee, Massachusetts for a Var <br /> permission to vary the front setback requirements to allow for construction of an attached <br /> garage to an existing home on property located in an R-3 zoning district at 109 Great <br /> Pines Drive (Map 94 Block 37)Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, <br /> a newspaper of general circulation in the Town of Mashpee, on December 22 and <br /> December 29, 2000, a copy of which is attached hereto and made a part hereof <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> Wednesday, January 10, 2001, at which time the following members of the Zoning Board <br /> of Appeals were present and acting throughout: Edward M. Govoni, James E. Regan III <br /> and Robert G.Nelson. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws, Chapter 40A, Section 10 and the Town of <br /> Mashpee Zoning By-laws. <br /> Mr.Pearson represented his Petition and stated that the proposed garage addition <br /> would be under the allowed 20% lot coverage. A letter from the Greenwood <br /> Homeowner's Association expressed approval of the project. <br /> The ZBA office received a phone call and a fax from Ms. Forziatti, an abutter, <br /> expressing concern with the height of the proposal and the possibility that the Petitioner <br /> ' would be conducting a plumbing business out of his home. <br /> F <br /> Mr. Pearson replied that the addition would be used for storage and a workshop <br /> and that the proposed height would not exceed the height of the existing dwelling. No <br /> plumbing to the addition is planned. <br />
