Mashpee Zoning Minutes—April 11, 2001 5 <br /> Board of Appeals <br /> where the affordable homes would not de-value the properties of existing homes and <br /> would be fit in with the neighborhood. <br /> Mr.Nelson complimented Mr. Dickinson's on his excellent presentation and asked how <br /> the Town acquired the subject parcels. Mr. Dickinson replied that it was through <br /> foreclosure of unpaid taxes,tax title property. <br /> i <br /> Mr. John Ryder of 36 Dixon Drive asked why the zoning by-laws changed to require <br /> 80,000 square feet of land to develop. Mr. Regan said that is one reason why there is a <br /> lack of affordable housing on the Cape. <br /> Mr. Ryder asked if Habitat for Humanity is statewide or nationwide. Mr. Dickinson <br /> replied that the organization was formed in Georgia, is international and that over <br /> 100,000 homes have been built. There is a Cape Cod affiliate with an office in West f <br /> Yarmouth. <br /> i <br /> I. <br /> Mr. Regan stated that an affordable house was built over 7 years ago on Old Barnstable I' <br /> Road on the backside of the Winslow Farms subdivision. <br /> He said that you can't tell that <br /> the house was developed as affordable. <br /> Mr. Ryder said that the open space is going to be filled in with houses. Mr.Regan stated <br /> i <br /> that the subject 1 <br /> � lots are all buildable lots. <br /> Mr. Ryder said that he is concerned with property values being negative impacted with <br /> I <br /> i <br /> the construction of three, one-story homes in the neighborhood. Mr. Ryder studied the <br /> plans. Mr. Dickinson said that he had spoken with other neighbors, including Mrs. <br /> Ryder. <br /> I <br /> Mr. Ryder asked if the new owners could "do anything they want". Mr. Dickinson said <br /> that the new owners have all rights of ownership just as any other homeowner would <br /> have. <br /> i <br /> No other comments were received from abutters. <br /> Mr.Regan read a memo from the Board of Selectmen that accepted and approved the <br /> proposal as a Limited Initiative Project. Affordable Housing Committee also expressed <br /> its approval of the project. <br /> i <br /> Ms. Elizenberry moved to grant the following: <br /> • a Variance of 64,899 square feet from the land space requirements on 37 <br /> Dixon Drive. <br /> • a Variance of 64,353 square feet from the land space requirements on 30 <br /> County Road. <br /> • a Variance of 64,616 square feet from the land space requirements on 31 <br /> Dixon Drive. <br /> I <br />
