Kharasch—Request a Variance from Section 174-33 of the <br /> Zoning By-laws for permission to vary the setback requirements to water and wetlands <br /> to allow for construction of a single-family home on property located in an R-3 zoning �'` <br /> district at 11 Pond Street(Map 117 Block 259) Mashpee, MA. : <br /> Sitting: Edward M. Govoni, Richard T. Guerrera and Marshall A. Brem. <br /> Mr. John Slavinsky of Cape & Islands Engineering represented the Petitions and stated <br /> that the existing dwelling and shed on the subject property will be demolished and <br /> replaced with a new single-family home. The Petitioner is requesting relief of 15 feet <br /> from the setback requirements to water and wetlands to allow for the new construction. <br /> The Conservation Commission and the Board of Health have approved the project. <br /> No comments were received from abutters. <br /> Mr. Brem moved to grant a Variance of 15 feet, subject to findings topography, shape <br /> and close proximity to wetlands and Conservation Commission' regulations regarding <br /> wetlands. Mr. Guerrera seconded. All agreed. <br /> Mr. Brem moved to grant a Special Permit to allow for demolition of the existing home <br /> and shed on property located at 11 Pond Street. Mr. Guerrera seconded. All agreed. <br /> CONTINUED HEARINGS <br /> Per A. & Asa G. Eldh, Trustee—Request a Variance from Section 174-31 of the Zoning <br /> By-laws to exceed the lot coverage requirements to allow for construction of an addition <br /> and a garage to an existing dwelling on property located in an R-3 zoning district at 172 <br /> Daniel's Island Road (Map 100 Block 16) Mashpee, MA. <br /> Per A. & Asa G. Eldh. Trustee—Request a Special Permit under Section 174-17 of the <br /> Zoning By-laws for permission to construct an addition and a garage to a pre-existing, <br /> non-conforming dwelling on property located in an R-3 zoning district at 172 Daniel's ' <br /> Island Road (Map 100 Block 16) Mashpee, MA. <br /> Sitting: Robert G. Nelson, Richard T. Guerrera and Zella E. Elizenberry. <br /> These Petitions have been continued at the request of the Petitioner to allow for <br /> Conservation Commission approval. <br /> Mr. John Slavinsky of Cape& Islands represented the Petitions and stated that the <br /> proposed lot coverage would be 39%. He said that the Conservation Commission <br /> continued the Petitions over five different meetings to resolve issues. The Conservation <br /> Commission determined that the existing trees shall not be disturbed, that the Petitioner <br /> shall plant cedars and an ultraviolet septic system shall be installed on the subject <br /> property. <br />
