Mashpee Zoning Minutes—July 25, 2001 4 <br /> Board of Appeals <br /> installation from the subject property. The proposed building would be divided into two <br /> units. The Petitioner proposes to house his business in one of the units and lease the <br /> other unit. Office space and limited storage of materials used in connection with the <br /> business would be stored inside the proposed building with some outside storage to the <br /> rear of the building. Parking of vehicles and trailers used in the Petitioner's business <br /> would also be located in the rear of the building. <br /> The subject property conforms to lot size, frontage and setback requirements. <br /> Mr. Guerrera questioned if the Petitioner knows what type of businesses would be leasing <br /> one of the units. Attorney Kirrane said that the Board could condition that any future <br /> tenants must receive a Special Permit from the ZBA. <br /> The Petitioner is scheduled to appear before the Design Review Committee on August 1, <br /> 2001. Building Commissioner Russell W. Wheeler requested that the Petitioner contact <br /> Ttk <br /> the fire department for its input regarding the proposal. <br /> Attorney Kirrane asked for the Board to consider granting the Special Permit, contingent <br /> upon Design Review approval. <br /> ft <br /> M Mr. Richard Brady of Monomoscoy Island questioned why the proposal would be <br /> allowed on a lot that was partly within an R-3 zoning district. He also said that the Board <br /> a cannot grant use Variances. Mr. Borgeson informed Mr. Brady that the Petitioner is <br /> s <br /> requesting a Special Permit and not a Variance. Attorney Kirrane said that the Petitioner <br /> does not propose to develop within the R-3 zoning district. <br /> Mr. Regan complimented the Petitioner on the proposed generous buffer from the <br /> residential area on Great Hay Road. <br /> Mr. Bob Bourget of Monomoscoy Island examined the plans and asked for clarification <br /> r of the buffer zone. He said that it is "very important that Great Neck Road be kept a <br /> rural, pristine road" and asked for installation of landscaping that would mask the trailers <br /> and other buildings that would be constructed on the subject property. Attorney Kirrane <br /> said that the entire lot is wooded. The proposed cleared gravel area would be 120 feet <br /> _x from the property line. <br /> OT <br /> �w <br /> Mr. Bourget asked what type of building is proposed.
