Town ofMashpee
BOARD OF APPEALS 16 Great Aeck Pvoadfforth
Mashpee, Massachusetts 02649
,D4 Decision for a Variance
RE: Bruce A. Lisa Oakley V-99-15 146 Quinaquisset Avenue
Map 69 Block 170
A Petition was filed on January 12, 1999 by Bruce A. & Lisa M. Oakley of
Mashpee, Massachusetts for a Variance from Section 174-31 of the Zoning By-laws for
permission to vary the sideline setback requirements on property located in an R-3 zoning
district at 146 Quinaquisset Avenue (Map 69 Block 170), Masbpee, MA.
Notice was duly given to abutters in accordance with Massachusetts General
Laws Chapter 40A. Notice was given by publication in The Masbpee Enterprise, a
newspaper of general circulation in the Town of Masbpee, on February 5 and February
12, 1999, a copy of which is attached hereto and made a part hereof.
A Public Hearing was held on the Petition at the Mashpee Town Hall on
Wednesday, February 24, 1999, at 7:30 P.M. at which time the following members of the
Board of Appeals were present and acting throughout: Edward M. Govoni, James E.
Regan III and Richard T. Guerrera.
This Decision is issued by the Mashpee Board of Appeals pursuant to the
provisions of Massachusetts General Law, Chapter 40A, Section 10 and the Town of
Mashpee Zoning By-laws.
Ms. Lisa Oakley represented her application and stated that the plans include
converting the existing garage into a family room and attaching a two-car garage to the
family room. The 22 x 22 foot garage will be constructed on the west side of the
property abutting a vacant lot and will require a two-foot variance from the setback
requirements. Ms. Oakley said they wish to expand in order to accommodate large family
gatherings. They would also like to gain access to an attached garage for safety reasons.
Ms. Oakley submitted a soil test, a title search information packet and pictures of the
house.
Ms. Oakley also submitted a letter from an abutter, Mary A. Clinch, who has no
objection to the proposal. The Board received a letter from an abutter, Martha Love, who
expressed approval of the project.
