Any appeal shall be made <br />pursuant to Section 17 of the Massachusetts General Laws Chapter <br />40A Within Twenty days after the date of said filing. <br />This Decision is effective when a Certified Copy is filed at <br />the Registry of Deeds. A Certified Copy may be obtained from the <br />Town Clerk after the expiration of the 20 -day Appeal period. <br />Special Permits shall lapse after two years and Variances and <br />Appeals after one year unless substantial use or construction has <br />commenced or applications for extensions have been filed prior to <br />the expiration date. <br />
