He stated that a number of homes in the area 'have been rebuilt or been <br /> improved with additions. <br /> Mr. Govoni questioned a proposed deck that appears to be located ocated outside the footprint ,a <br /> of the existing dwelling. Mr. Kuchm' sk and Attorney Cre `Y y edon were not sure if the <br /> rendering shows an actual deck or just a landing. Mr. Govo • <br /> g nl questioned the allowed <br /> dim <br /> ensions for an outside landing. Mr. wheeler confirmed that the al <br /> lowed size is <br /> s <br /> "x 42". The house plans, showing a large deck were different <br /> nt from the engineered : <br /> plans. The Conservation Commission has only approved proposed within <br /> Y pp p posed construction withal <br /> the footprint. Mr. Govan suggested that the applicant return '. pp - with revised plans <br /> accurately defining that the deck is within the footprint, as authorized `' <br /> . � � by the .��;. <br /> Conservation Commission. <br /> Mr. G ovoru moved to continue the he �-wring until October 13, 1999. They presented <br /> renderings of the golf expansion proposal. Mr. McElhinne stated .. - y that 3 S7 acres were in <br /> the original special permit. Two parcels, one aloe the Shoestring Bay . . <br /> g g y subdivision area <br /> and the second area around the Sampsons Mill Road area are the subje <br /> ct of the golf <br /> course expansion. willowbend Development Corporation owns both parcels. Mr. ' <br /> p _ <br /> McERhinney stated that there are no provisions in the ZoningBy-laws to <br /> y address <br /> permitting the subject areas outside the original Special Permit. He further sta <br /> ted that the <br /> original Special Permit provisions have been deleted from the By-laws. <br /> I` <br /> y .. <br /> Mr. Ferragamo stated that the ZoningBoard f <br /> o Appeals is the Special Permit granting - <br /> authority in this issue concerning the original 400 acres in the Master Plan. <br /> The Master <br /> Plan revision would include modifying the golf course. The ma'on <br /> . � ty of the area <br /> impacted would involve an approved subdivision that would be deleted to allow for <br /> expansion of the golf course. <br /> . Ferragamo said that one parcel consisting of two acres and another consist'parcel p consisting , <br /> of five acres are outside the bounds of willowbend's original S Special Permit. Mr. <br /> p <br /> McElhin ey confirmed that the parcels are not included in the original S Special <br /> p Permit for .. <br /> the almost 400 acres originally permitted. t <br /> 1 <br /> willowbend has commenced discussions with the Conservation Commission.
