Mantel SP-99-83 242 Monomoscoy Road <br /> Map 120 Block 52 <br /> A Petition was filed on August 23, 1999 by Jeanne S. Mantel of Mashpec, <br /> Massachusetts for a Special Permit under Sections 174-17 and 174-20 of the Zoning <br /> By-laws for permission to demolish an existing structure and construct a single-family <br /> home on property located in an R-3 zoning district at 242 Monomoscoy Road(Map 120 <br /> Block 52)Mashpee, MA. (Owner of record: Jeanne S. Collins). <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a <br /> newspaper of general circulation in the Town of Mashpee, on September 24 and October <br /> 1, 1999, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> Wednesday, October 13, 1999, at which time the following members of the Zoning <br /> Board of Appeals were present and acting throughout: Edward M. Govoni, James E. <br /> Regan and Robert G. Nelson. <br /> This Decision is issued by the Mashpee Zoning Board of Appeals pursuant to the <br /> provisions of Massachusetts General Law, Chapter 40A, Section 9 and the Town of <br /> Mashpee Zoning By-laws. <br /> Mr. John Slavinsky of Cape & Islands Engineering represented the applicant and <br /> stated that the existing structure will be demolished and replaced with a new dwelling. <br /> The proposed lot coverage will be 11%. The Board of Health and the Conservation <br /> Commission have approved the project. <br /> Mr. and Mrs. Brady, who are not abutters, attended the meeting. Mr. Brady <br /> informed the Board that Mr. Lans, an abutter at 246 Monomoscoy Road, had died <br /> recently. Mr. Brady claimed that Mr. Lans had some concerns about the project. <br /> Mrs. Brady stated that she spoke with Mr. Lans who allegedly said that the proposed <br /> driveway and one of the decks on the first floor closest to the water would infringe on his <br /> view of the water. <br /> Mr. Reiffarth and Mr. Jim Hanks also attended the meeting and expressed interest <br /> in the project. <br /> Mr. Slavinsky said that the proposed deck in question has been deleted at the <br /> request of the Conservation Commission. <br />
