.a
Mashpee Zoning Minutes—November '
ember 17, 1999 4 a,,
Board of Appeals
Attorney Kirrane submitted revised plans and stated that a portion of the decking from
one side of the house and afive-
foot section of the proposed construction have
been a
eliminated, reducing the lot coverage from 3 .
g 1.3/o to 29/o. Attorney Kirrane stated that
the height of the building is 29 feet. The full • •dormer and a full floor with full windows
with a cathedral ceili
have been revised to reflect a master bedroom • -
ng. There is no third
floor, only windows to allow light into them aster bedroom. The kneevalls will
exceed the four-foot limit as required not
q fired by the Building Commissioner.
. Hauck stated that the By-laws allow for construction of a 2 / story building. He
also stated that a house with a itched roof with
p th gable ends is allowed to have a room in
the attic space. Mr. Hauck said that as long as the space above the second-floor is no
more than four feet in height, the applicant would meet the zoning code.
Mr. O'Neill said that the crawls ace has been proposed p p posed to allow for more light and to ,u
give a seaside Cape Cod look to the dwelling. He further said. ai
g d that the unkempt look of
the lot will be improved with the elimination of the grass and the installation of a seashell
driveway, extensive landscaping and a sand dune.
Mar. Kirrane said that the elimination of the f '
o . armer s porch would reduce the lot coverage
to 26.4/o g
Mr. Flanders, an abutter, stated that he has no objection to the proposal.
Mr. S lavinsky stated that the exist'average -g existing grade is 24.5 feet at the building site. He
said that he will submit a certification to the Building Department partment of the exact elevation
of
the construction. Mr. O'Neill informed the Board that a total of 6 feet has been
eliminated from the height of the construction.proposed n.
Mr. Regan referenced the letter from Muriel F. Readel w 1i ho is not an abutter, in
opposition to the project.
I
Mr- Dardano, a direct abutter, attended the meetingand 'said Mrs. Readel had no authors
to speak for him. Mr. Dardano stated that the proposed structure will not obstruct his
views as much as the existing structure does.
Attorney Kirrane stated that the proposed construction is not 'a three-story building under
the definitions of the Zoning By-laws. The full set of windows h .as been eliminated from
the top floor.
Mr. O'Neill said that the side view is less im osin and looks similar i p g ar to any two-story
colonial. Because of the height requirements, the roof itch has been. p flattened. The
windows at knee level in the attic preclude use of that space as 1*
iving space, The ceilings ngs
on the first floor will be 9-- 10 feet high. Mr. O'Neill stated that the amount 'of window
space may give the impression of a three-story dwelling. The windows are being
r '
p oposed to give the structure a traditional,New England-style home with cha
racter.
i'
