The <br /> Conservation Commission has required the construction to 'be outside the coastal dune, . <br /> making it necessary for the applicants to seek � 'p Variance relief an the westerly side of the <br /> lot and variance relief from the front and se <br /> y setback requirements. Mr. Hayes said that a <br /> hardship exists because of the coastal resource 'areas and because the Conservation <br /> Commission is adamant about keeping theproposed <br /> p g construction out of the dune area. <br /> Mr. Guerrero questioned whythe <br /> submitted plan shows a 24 x 2 8-foot proposed garage. <br /> Mr. Hayes informed the-Board thate' <br /> at p g g <br /> the last Conservation Commission meeting,the ; <br /> Commission required a reduction of the g' <br /> size of the garage to a�2 x�8-foot building. Mr. <br /> Hayes submitted revised plans, <br /> Mr. Guerrero questioned why the ions do not <br /> p show the proposed office space above the <br /> garage. <br /> Mr.Nelson read letters objecting to the proposal ` <br /> g p posal signed by 14 abutters and nei hors. <br /> Mrs. Mildred Cam � <br /> Campbell, an abutter, submitted a letter prepared b hex"pressing0 osition tproject. p p y er lawyer <br /> pp o the <br /> Mr. Greg Taylor, design engineer, attended the meet' • <br /> mg. He said that piles with <br /> break-away panels would support the Mr. <br /> garage. Taylor said that the footprint of the <br /> garage would be within the footprint of the driveway. <br /> Mr. Borgeson questioned the lot coverage. <br /> Mr. Hayes replied that it would be 19.9%. He also <br /> stated that the proposed garage would ` <br /> r <br /> e constructed on the driveway and all storm-water drainage would °f s <br /> g go into drywells. Mr. <br /> Hayes indicated that the septic system will not be upgraded <br /> . pgr because there will be no <br /> increase in bedrooms. <br /> Mr. Borgeson questioned the distance to the coastal dune from 'm the proposed construction. � <br /> He also asked if Mr. Hayes considered the proposed garage to <br /> p p g g be detrimental to the :. <br /> neighbors. <br /> I <br /> I1I <br /> Mr. Hayes said that the coastal dune would be 6 to 7 feet fro <br /> m the garage. He also said <br /> that the work area would be re-landscapedn after construction of the garage. Mr. Hayes <br /> indicated that the project is within the Y <br /> p J guidelines of the By-laws. Several people in the <br /> audience expressed a difference p <br /> p nce of opuuon. � <br /> Mr. Brem questioned the amount of front setback relief. The applicants are seeking 14 <br /> feet from the front setback requirements. <br /> Ms, Mildred Campbell, a direct abutter, referred to her statement.prepared nt. The �} <br /> statement addressed the fact that the project does not meet the <br /> "Required Findings",, <br /> q <br /> as defined by the By-laws, concerning topography, soil conditions hardship and <br /> public good. The Board took several minutes and examined her statement. �` <br />
