TOWN OF MASHPEE <br /> TOWN CLERK <br /> 98 JUL 20 PM 1* 41 <br /> TO: Board of Appeals <br /> FROM: Gerard& Jane Labute <br /> 10 1 Old Brickyard Road <br /> DATE: 7/16/98 <br /> RE: Proposed 7 store commercial building <br /> RECOMMENDATIONS <br /> #1 The applicant is requesting a variance of section 174-11 and section 174-3 1. If the applicant <br /> eliminates the extra 18 parking spaces, this would eliminate the need for a variance of section <br /> 174-11. Reconfiguration of proposed building may also eliminate the need for a variance of <br /> section(174-3 1) of the zoning by-laws. <br /> #2 The septic system should be installed in the front of the building. State and town laws require <br /> an expansion area which will double the size of the septic system. There is not enough room <br /> without moving the septic system closer to Sassacus Road. <br /> #3 FENCE <br /> A seven foot high screen fence should be installed along Sassacus Road (200 lin') and returned <br /> fence along Massasoit Avenue (100 lin') also Old Brickyard Road (100 lin'). Fence installed <br /> finished side towards residential property located between parking area and buffer zone. <br /> #4 PARKING <br /> There should be no parking on perimeter roads, (Sassacus, Massasoit& Old Brickyard Road) <br /> these roads are not wide enough in their present state and conditions. <br /> #5 SPEED LIMIT <br /> The speed limit should be lowered and proper signs installed on all roads as there is pedestrian <br /> travel and we need signage to protect the children in the neighborhood. <br /> 96 Will all of these stores fall under a plan review and not a special permit? <br /> We are requesting these changes so we can maintain our home, a home we have had for 48 years. <br />
