The proposed addition will increase the non-conforming nature of the building <br /> by reducing the buffer area to the existing access driveway but the Board finds <br /> that this would not be a detriment to the neighborhood. <br /> 5. The Board finds that the total parking of 312 spaces in the shopping center <br /> exceeds the total spaces required under current zoning. <br /> 6. The Board Finds that the proposed issuance of a Special Permit as applied for <br /> by the applicant will not adversely affect public health, safety or welfare; create <br /> an excessive demand on community facilities; have a significant adverse impact <br /> on traffic flow and safety or otherwise be detrimental to the Town or to the <br /> neighborhood. <br /> In view of the foregoing, the Mashpee Board of Appeals found that the Applicant <br /> met the criteria necessary for the granting of a Special Permit. Upon motion duly made <br /> and seconded the Board of Appeals voted unanimously on January 17, 1996 to grant the <br /> Special Permit subject to the following conditions: <br /> 1. the permit is conditioned upon compliance with plans of Annino Associates <br /> dated November 28, 1995 and signed by the Chairman of the Board of Appeals <br /> 2. the Applicant will post a landscape bond for $2,500 with the Town Treasurer. <br /> I <br />
