Tofias - V-96-4 34 Wheelhouse Lane <br /> Map 120, Block 163 <br /> A Petition was filed on December 18, 1995 by Arnold B. Tofias of Waltham, <br /> Massachusetts for a Variance from Sections 174-31 and 174-47.13.9 of the Zoning By- <br /> laws for permission to vary the lot coverage requirements on property located in an R-3 <br /> zoning district at 34 Wheelhouse Lane (Map 120, Block 163)Mashpee, MA. The <br /> applicant proposes to enclose a section of an existing deck with a section of the screened- <br /> in porch extending beyond the existing deck line as a cantilever. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper <br /> of general circulation in the Town of Mashpee, on December 22, 1995 and December 29, <br /> 1995, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was scheduled on the Petition at the Mashpee Town Hall on <br /> Wednesday, January 10, 1996 and postponed due to poor weather to Wednesday, <br /> January 17, 1996 at 7:30 P.M. at which time the following members of the Board of <br /> Appeals were present and acting throughout: Edward M. Govoni, James E. Regan III and <br /> Robert G. Nelson. <br /> This Decision is issued by the Mashpee Board of Appeals pursuant to the <br /> provisions of Massachusetts General Law, Chapter 40A, Section 10 and Section 174-31 <br /> of the Mashpee Zoning By-laws. <br /> Engineer Michael Grotzke represented the applicant and reviewed plans for the <br /> enclosure of part of a deck and the addition of a screened porch. He informed the Board <br /> that the lot coverage would be increased from 21% to 22%. No comments were received <br /> from abutters. <br />
