Board of Appeals Doe Family Trust/ 99 West Inc. SP-96-18 2. At the April 10, 1996 meeting the Board was informed that the Design Review Committee had visited the site to view the mock-up of the proposed sign and had recommended that the sign be lowered and that the base be painted the same color as the building. Comments were received from abutters with suggestions on lighting and size of the sign. Mr. Doe agreed to lower the logo section of the sign and use a wider base and paint the base the gray color of the restaurant. The Board was informed that the applicant will install a $40,000 landscape plan which will include plantings at the base of the standing sign. The Board of Appeals made the following findings: 1. The subject property is situated at the corner of Ryan's Way and Great Neck Road,North in a C-1 Zoning District. 2. The parcel consists of 2.07 acres and has a combined frontage in excess of four hundred fifty(450) linear feet on both of the ways which abut the parcel. 3. The subject property has no curb cut to Great Neck Road North and access to the property will be from Ryan's Way on the North and a connector from the adjacent Stop and Shop commercial complex on the South. This connector was required by the Cape Cod Commission during the permit process for the Stop and Shop. 4. The proposed signage requires a Special Permit from the Board of Appeals and a Variance to allow internal illumination of the free-standing sign, to exceed maximum allowed signboard area and to place the sign 12 feet from the lot line. The size of the proposed building sign conforms to the By-laws. 5. The proposed restaurant building will consist of fifty-seven hundred (5,700 sq. ft.) square feet, and will have a seating capacity of one hundred fifty-eight (15 8) patrons. 6. The proposed parking area will accommodate one hundred thirty-five (135) spaces (including handicap).
