Board of Appeals Doe Family Trust/ 99 West Inc. SP-96-18 2. <br /> At the April 10, 1996 meeting the Board was informed that the Design Review <br /> Committee had visited the site to view the mock-up of the proposed sign and had <br /> recommended that the sign be lowered and that the base be painted the same color as the <br /> building. Comments were received from abutters with suggestions on lighting and size of <br /> the sign. Mr. Doe agreed to lower the logo section of the sign and use a wider base and <br /> paint the base the gray color of the restaurant. The Board was informed that the applicant <br /> will install a $40,000 landscape plan which will include plantings at the base of the <br /> standing sign. <br /> The Board of Appeals made the following findings: <br /> 1. The subject property is situated at the corner of Ryan's Way and Great Neck <br /> Road,North in a C-1 Zoning District. <br /> 2. The parcel consists of 2.07 acres and has a combined frontage in excess of four <br /> hundred fifty(450) linear feet on both of the ways which abut the parcel. <br /> 3. The subject property has no curb cut to Great Neck Road North and access to <br /> the property will be from Ryan's Way on the North and a connector from the <br /> adjacent Stop and Shop commercial complex on the South. This connector <br /> was required by the Cape Cod Commission during the permit process for the <br /> Stop and Shop. <br /> 4. The proposed signage requires a Special Permit from the Board of Appeals and <br /> a Variance to allow internal illumination of the free-standing sign, to exceed <br /> maximum allowed signboard area and to place the sign 12 feet from the lot <br /> line. The size of the proposed building sign conforms to the By-laws. <br /> 5. The proposed restaurant building will consist of fifty-seven hundred (5,700 sq. <br /> ft.) square feet, and will have a seating capacity of one hundred fifty-eight <br /> (15 8) patrons. <br /> 6. The proposed parking area will accommodate one hundred thirty-five (135) <br /> spaces (including handicap). <br />
