Board of Appeals Plymouth Savings Bank - SP-96-42 2. <br /> FINDINGS <br /> General: <br /> 1. the subject property is located at 675 Falmouth Road and contains 40,115 <br /> square feet. <br /> 2. the subject property is located in a C-1 zoning district and has a Special Permit <br /> for banking use. <br /> Special Permit Criteria: <br /> Section 174-17 of the Mashpee Zoning By-laws and Mass. General Law Chapter <br /> 40A, Chapter 6 require a finding that the extension, alteration or change shall not be <br /> substantially more detrimental to the neighborhood than the existing use. <br /> Specific Findings <br /> 1. The Board found that there is sufficient land area to accommodate the bank <br /> addition and the additional parking required. <br /> 2. The applicant has met with the Design Review Committee and submitted a <br /> landscape plan of the site. <br /> 3. The Board found that the proposed changes would not be a detriment to the <br /> neighborhood and that the use is in harmony with the general purpose and <br /> intent of the By-laws. <br /> Upon motion duly made and seconded, the Board of Appeals voted unanimously <br /> on July 24, 1996 to grant the Special Permit with the condition that the applicant post a <br /> $2,000 landscape bond with the Town Treasurer and comply with plans of Sessoms Land <br /> Surveying dated July 9, 1996 and the landscape plan of Pinescape Inc. dated June 24, <br /> 1996. <br />
