I . <br /> Board of Appeals John J. Baron II - SP-96-58 2. <br /> FINDINGS: <br /> 1. The subject property is located at 3 Deborah Bottle Road and contains 18,351 <br /> square feet. <br /> 2. The subject property is located in a 1983 subdivision which was approved <br /> under R-1 zoning. <br /> 3. The immediate neighborhood consists of single family homes. <br /> 4. The proposed structure meets the current height and lot coverage requirements <br /> and the setback requirements for a comer lot. <br /> 5. There is adequate land area to provide sufficient parking, <br /> 6. The plans of the proposed structure, its location on the lot and the intended use <br /> of the structure comply with the general provisions set forth within the By- <br /> laws. <br /> 7. The use is in harmony with the general purpose and intent of the Zoning By- <br /> laws and complies with the provisions therein. <br /> For the foregoing reasons the Board determined that the applicant met the criteria <br /> necessary to grant a Special Permit under Section 174-20. <br /> Upon motion duly made and seconded the Board of Appeals voted unanimously on <br /> September 25, 1996 to grant the Special Permit. The Permit is conditioned upon <br /> compliance with plans of Ferreira Associates dated August 15, 1996 and elevations of the <br /> house signed by the Chairman of the Board of Appeals. <br />
