Board of Appeals Minutes -March 22, 1995 4. <br />• signage at Great Neck Road which will be approved by Design Review; removal and <br />replacement of various light poles and fixtures; remove concrete island with vacuum unit <br />and relocate; add 67" x 26'9" addition to existing building along fight rear wall; install <br />new multi -product dispensing units; install lighting, concrete mats and fire extinguishing <br />systems in connection with overhead canopy and new fuel dispensers; remove existing <br />waste oil and fuel storage tanks (if any); remove existing stockade fence and guide rail at <br />rear of building and install new fencing; redesign north side of southerly curb cut per <br />Massachusetts Highway Department approval; install "no left turn" signage on curb cut <br />nearest the rotary; replace existing air tower; remove portions of existing concrete pad and <br />bituminous concrete curb at building front; install handicap ramp; and install new <br />underground storage tanks. The permit will be conditioned with the requirement of a <br />$6,800 landscape bond and the addition of one parking space. Ms. Hawver seconded. All <br />agreed. <br />Thomas W. Brooks - Continued from earlier in evening. Dr. Brooks submitted copies of <br />the plans he had submitted to Bill Hauck: Mr. Govoni moved to grant the Special Permit <br />to allow the expansion of the garage to provide for a second floor for living space with the <br />condition that everything be built to code per floor plan submitted by Dr. Brooks. Mr. <br />Marsters seconded. Mr. Nelson made the vote unanimous. Mr. Nelson asked that the <br />engineer's plan be corrected to indicate Sturgis Lane on the plan. Mr. Govoni suggested <br />the Board of Appeals office call the engineer for a corrected plan. <br />• Arthur R. and Darlene E. Joia - (Advisement from February 22, 1995) <br />Members sitting: E. Marsters <br />The Board was informed that the Building Inspector had determined this was a non- <br />conforming lot and a garage could be constructed 3.3 feet from the lot line. Mr. Govoni <br />explained that the Board had no jurisdiction on removal of an existing garage from <br />adjacent land. Mr. Govoni moved to grant the Special Permit based on the findings that <br />the changes between the proposed structure and the prior one will result in increased lot <br />coverage it is still less than the allowed 20%. He stated that there is adequate land area to <br />provide sufficient parking and due to the unusual shape of the lot there is no other location <br />for the garage. While the proposed garage will increase the non -conforming nature of the <br />structure, the changes will not result in a structure or use which is detrimental to the <br />neighborhood.
