Board of Appeals Kenneth A. Porter TR. SP-95-1 2 <br /> The Board of Appeals made the following findings: <br /> 1. the subject property is located in an R-3 zoning district at 199 Wading <br /> Place Road and contains 9,282 square feet. <br /> 2. the proposed addition will result in lot coverage of 17% and is within the <br /> 20% allowed by the by-laws. <br /> 3. the immediate neighborhood consists of single family homes of similar size <br /> and many have been upgraded from the original cottages. <br /> 4. the site is both adequate and suitable for the proposed use. <br /> 5. the proposed addition will conform to the 8' x 12' footprint. <br /> For the foregoing reasons the Board determined that the applicant met the criteria <br /> necessary to grant a Special Permit. The Board found that the proposed expansion would <br /> not be a detriment to the neighborhood and that the proposed addition, its location on the <br /> lot and the intended use comply with the general provisions set forth within the By-laws. <br /> Upon motion duly made and seconded the Board of Appeals voted unanimously on <br /> January 11, 1995 to grant the Special Permit. The Permit is referenced by plans of Pesce <br /> Engineering dated November 5, 1994. <br />
