continuation
Lapio Application For A Variance
14 . Applicant owns, raises and trains Arabian horses and does
business as Double L. Farm. Existing structures are used
primarily to house and exercise her privately owned horses and as
a personal residence. These structures contain a total of
sixteen (16) stalls (eleven (11) in large barn and five (5) in
small barn) . This is not a boarding facility or facility
generally open to the public. On occasion, Mrs. Lappio will have
clinics and programs for local children, adults and seniors.
The structures have been in existence for a number of years.
The site consists of between one and one-half and two acres of
land. Two buildings on site are utilized for the horses and do
not comply with the requisite 150' setback.
The lot is unique from other lots in the said district due
to the fact that it is surrounded on the three (3) sides by
streets or ways. The nature of the activity involved is somewhat
atypical from the type of animal activity normally associated
with farms.
To have to comply with the 150' setback on the lot in
question would render this parcel unavailable for this type or
any type of farm activity. Failure to grant the variance relief
requested will result in significant hardship to the applicant.
