Board of Appeals Deer Crossing Associates SP-9540 4. <br /> 5. The Board finds that the total lot coverage of 17.48% for Buildings D and E is <br /> below the 20% allowed in the By-laws. <br /> 6. The Board finds that the proposed issuance of a Special Permit as applied for <br /> by the applicant will not adversely affect public health, safety or welfare; create <br /> an excessive demand on community facilities; have a significant adverse impact <br /> on traffic flow and safety or otherwise be detrimental to the Town or to the <br /> neighborhood. <br /> In view of the foregoing, the Mashpee Board of Appeals found that the Applicant <br /> met the criteria necessary for the granting of a Special Permit. Upon motion duly made <br /> and seconded the Board of Appeals voted unanimously on May 24, 1995 to grant the <br /> Special Permit subject to the following conditions: <br /> 1. the Applicant shall post a bond of$6,000 for landscaping with the Town <br /> Treasurer. All landscape work is to be completed within six months of the <br /> completion of the building. <br /> 2. the Applicant shall present the revised landscape plan and signage plans to the <br /> Design Review Committee for final approval. <br /> 3. the Applicant shall prepare revised plans showing the increased radius of <br /> Shellback Way to the loading dock and the elimination of six parking spaces at <br /> the entrance of Shellback Way. The Permit is referenced by Revised plans <br /> signed by the Chairman of the Board of the Board of Appeals. <br />
