The subject property is located at 169 Daniel' s <br /> 1 Island Road and consists of 14, 000 square feet . <br /> 'F 2 . The immediate neighborhood consists of single family <br /> ft homes . Numerous Variances and Special Permits have <br /> previously been granted for the enlargement and <br /> rebuilding of properties on Daniel ' s Island Road <br /> including for property abutting the subject property. <br /> +, 3 . The existing structure conforms to all applicable <br /> setbacks with the exception of •one side yard setback <br /> ^I and exceeds the front yard setback. <br /> v <br /> The Board found that the proposed expansion would not <br /> be a detriment to the neighborhood and was consistent with <br /> r' improvements of other properties in the area. The Board <br /> determined that the plans of the proposed addition, its <br /> location on the lot, and the intended use of the structure <br /> comply with the general provisions set forth within the <br /> By-laws . <br /> r� <br /> Upon motion duly made and seconded the Board of Appeals <br /> voted unanimously on April 27 , 1994 to grant the Special <br /> Permit .
