• Board of Appeals Rita Shaffer TR. SP-94-38 2 . <br /> The Board of Appeals made the following findings: <br /> 1 . the subject property is located at 101 Waterway <br /> and contains 18 , 219 square feet . <br /> 2 . the proposed location is the only place on the lot <br /> where the addition could be constructed to connect <br /> with the relocated guest house <br /> 3 . the immediate neighborhood consists of single <br /> family homes . Many Variances and Special Permits <br /> have previously been granted for the enlargement <br /> and rebuilding of properties in the area. <br /> 4 . the existing structure exceeds the front setback <br /> requirements and conforms to the lot coverage <br /> requirements . <br /> 5 . the changes between the existing dwelling and the <br /> dwelling with the proposed addition will not <br /> increase the sideline setbacks and will improve <br /> one sideline setback by removing a deck which is <br /> encroaching on a neighboring lot . <br /> The Board found that the proposed expansion would not <br /> be a detriment to the neighborhood and was consistent with <br /> improvements of other properties in the area. The Board <br /> determined that the plans of the proposed addition, its <br /> location on the lot, and the intended use of the structure <br /> comply with the general provisions set forth within the <br /> By-laws. <br /> Upon motion duly made and seconded the Board of <br /> Appeals voted unanimously on May 25, 1994 to grant the <br /> Special Permit . <br /> The Special Permit is referenced by plans of Levy, <br /> Eldredge and Wagner Associates dated May 9 , 1994 . <br />
