BOX 586 • COTUIT, MA 02635 <br />TELEPHONE (508) 477-7880 • FAX (508) 477-7740 <br />MARINE CONSTRUCTION - DREDGING - ENVIRONMENTAL <br />The subject property at 43 Bowdoin Road is an undeveloped lot of apprx. 1 acre except for an enclosed <br />area, about 3,750 sq. ft., for the existing cell phone tower and related equipment. Beacon has an <br />executed purchase agreement with the owner, Crown Atlantic Company, LLC, for 43 Bowdoin Road. <br />Crown will retain an exclusive easement area, approximately 10,000 sq ft. to the cell phone tower area <br />in the Southwest corner of 43 Bowdoin with rights to pass over a portion of the lot to access the <br />easement area. <br />37 Bowdoiny_Road,- Adiacent Parcel <br />In 2019, Beacon — through Pierless Realty LLC - purchased the building and yard at 37 Bowdoin Road <br />from the Gilmores. The property is Beacon has invested time and effort to improve the appearance and <br />efficiency of the yard at 37 Bowdoin. The lot at 37 Bowdoin is approximately .92 acres with a 3,000 sq.ft <br />+/- metal building. Beacon's growth has made additional space a priority. <br />Intended Use of 43 Bowdoin Road <br />If Beacon obtains the requested Special Permit, it intends to utilize 43 Bowdoin similarly to 37 Bowdoin <br />as a small use contractor yard. This would include construction of floats, piers, docks, etc. as well as the <br />storage of related materials. Additionally, starting each late Fall through early Spring, Beacon would <br />store many of its customers' floats, piers and docks on the property. Beacon will also store some its <br />equipment temporarily when not being used as well as construction materials being staged for future <br />projects. There are no plans to build any permanent structures other than potentially a storage shed. <br />As part of overall improvements to 43 Bowdoin, Beacon intends to remove some of the overgrown <br />vegetation as well as level and even out portions of 43 Bowdoin Road so that it works cooperatively with <br />37 Bowdoin. A fence will likely be installed in a manner that works efficiently between the two <br />properties and the easement. <br />The property will not be illuminated at night. There will be no bathrooms, nor will there be any <br />wastewater generated. Additional traffic associated with Beacon's use will be minimal. Customers do <br />not visit the yard; Beacon goes to them. <br />ImlLacton theArea <br />When completed and operational, Beacon's use of 43 Bowdoin will be seamless, hopefully, with 37 <br />Bowdoin.
