Moreau Sr., Trustee Ctf.: 214069 <br /> 374 Monomoscoy Road <br /> Map 125 Parcel 17 <br /> Mashpee, MA 02649 <br /> A Petition was filed on November 1, 2021 by Petitioner, Roger Brooks, with Capewide <br /> Construction requesting a Written Finding under §174-17 of the Zoning Bylaws to allow <br /> for an extension, alteration of a pre-existing non-conforming structure on property located <br /> in an R-3 Zoning District, at 374 Monomoscoy Road, Map 125 Parcel 17, Mashpee, MA <br /> (Owner of Record: Richard J. Moreau, Sr., Trustee). <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter <br /> 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of general <br /> circulation in the Town of Mashpee, on November 12, 2021 and November 19, 2021 a <br /> copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, <br /> December 8, 2021 at which time the following members of the Board of Appeals were <br /> present and acting throughout;Chairman,Jonathan Furbush,Board Members,Ron Bonvie, <br /> Scott Goldstein,Norman J. Gould, and Associate Member, Charlie Reidy. <br /> Mr. Brooks represented the application for a Written Finding. The Board was provided a <br /> site plan and building plans relative to a minor addition on a modest home that is located <br /> on a long and narrow lot. The project includes an extension of the house about 10 ft.toward <br /> the water, and about 20 ft. of new deck also toward the water. The project will maintain <br /> the existing side setbacks which is the non-conformity. The existing lot coverage is 11.4%, <br /> and the proposed is 13.1% which is well under the 20% lot coverage. The project was <br /> approved with an RDA by the Conservation Commission,and is not going beyond the 100 <br /> ft. buffer. The project will be built according to flood zone standards. <br /> Dave Morris, Building Commissioner said that the project is very straight forward, and is <br /> a pre-existing situation. <br /> The Board reviewed the plans and did not have any issues with the project. <br /> 1 <br />
